Our Architectural Process
We guide each commission through a measured six stage procedure. We begin with inception and concept, develop the design, prepare technical documentation and manage procurement. We administer construction on site and conclude with a careful handover so that occupation and operations start smoothly. We also deliver landscape architecture, interior design, and project management as coordinated services.
Inception and Concept
As George architects we begin by confirming the brief, aims, constraints, budget and programme. Site context, services and climate are reviewed and the core consultants are identified so that priorities are clear from the outset. We then translate the brief into site responsive ideas that test massing, orientation, structure and budget. Viable options are compared and a preferred direction is set that fits the Southern Cape context.
Design Development and Technical Documentation
With the concept agreed we refine plans, sections and elevations, and coordinate structure and services. Outline specifications are prepared with a preliminary cost plan to ensure the design is buildable and reliable. We compile the drawings, details, schedules and submissions required for authority approval, tender and procurement so that information supports accurate pricing and timely orders.
Construction Administration and Completion
We administer the contract, coordinate consultants, monitor quality and issue instructions and records so that work proceeds safely and in accordance with the programme. On completion we carry out inspections, resolve snags and hand over the as built documentation, warranties and maintenance guidance so that the building performs as intended from the first day of operation.
